Portable Appliance Testing (PAT) is an important part of a landlord's safety policy where electrical appliances are supplied.
The Consumer Protection Act affects all persons who let property in the course of their business because it defines them as "suppliers". The regulations impose a duty on landlords to ensure that all electrical equipment supplied by them is safe for use the by the tenant.
We recommend that a regular inspection programme is implemented to demonstrate 'due diligence'. Whilst there is no defined statutory period for completing electrical inspections, unlike the gas regulations, we recommend a 'routine check' each year with a thorough 5 yearly inspection.
